There is a particular kind of advisor who understands what it feels like to be the client. Not from reading about it, but from having done it. From having bought in this market, navigated the planning process, worked through a project from entitlement to completion, and made the financial decisions that the people they now serve are weighing for the first time.
Elihu Bogan is that kind of advisor.
Elihu moved to Montecito from New York in 2013 with his wife and their young family. His children have grown up in this community, through its schools, its neighborhoods, its tennis courts and youth hockey rinks. He is not a professional who drives in for appointments. He is a neighbor.
In the years since arriving, Elihu has been an active investor and owner-builder in Montecito and Santa Barbara, acquiring, renovating, and developing residential properties alongside the life he was building here. His most recent project, a complete SB9 lot split in Montecito, took a formerly nonconforming property through code enforcement resolution, legal lot split approval, and multi-unit redevelopment from start to finish. He has been on the principal side of that process. He understands what it costs, what it requires, and what the outcome can look like when it is done correctly.
Before real estate, Elihu built a career in finance and consulting in New York. He studied Mathematical Economics at Pomona College, then worked in antitrust and intellectual property consulting, providing economic and statistical analysis for corporate transactions and regulatory proceedings involving the DOJ and FTC. He later worked in mortgage-backed securities strategy at a New York hedge fund and has passed all three levels of the CFA program. That background informs how he evaluates a real estate decision, with the analytical discipline of someone who has spent years working on the financial side of complex transactions.
He joined Warmstone Estates because of what the firm is. A practice built on genuine client relationships, data-driven intelligence, and the willingness to engage with the kinds of transactions that require patience, creativity, and a personal level of involvement that most brokerages are not structured to provide. Elihu recognized the alignment immediately.
He advises on residential estate transactions and development-oriented opportunities throughout Montecito and the Santa Barbara coast. For property owners with questions about SB9 lot splits in Santa Barbara County, what the process involves, what it costs, what it can produce, and whether it is the right path, Elihu is the most qualified real estate advisor in this market to answer them.
