Notably, 525 Owen Road and 315 Calle Elegante both closed well above or near ask within two weeks of listing, signaling that accurately priced, well-positioned properties continue to attract decisive buyers. The active inventory remains deep, with 75 listings spanning $1.68 million to $58.5 million, and several properties carrying days-on-market figures exceeding 400. That divergence — between properties moving quickly at or above ask and those accumulating extended market time — reflects selective buyer behavior rather than broad demand softness. Sellers who calibrate pricing precisely to current absorption rates find a willing audience; those who test the ceiling of the range are encountering deliberate resistance.
